KOUP KAROO: Karoo veldt and diverse topography
EXCLUSIVE SOLE MANDATE
This 3,511-hectare Koup Karoo farm is situated only 10 kms from the quant little town of Merweville and 33 kms from the N1 at Prins Albert Weg station. The farm consists of 2 adjacent title deeds.
This farm offers a diverse typographical layout of mountains in the north, with undulating hills, plateaus, valleys, rugged cliffs as well as the dry rivers flowing after good rainfall, and vast flat land.
A branch of the Boesmans - and Koedoespruit riverbeds traverse through the farm, with some of the rivers flowing strongly after normal rainfall in the mountains situated in the northern section of the farm. The dry Bloukrans River runs for 8 kms through the undulating hills and vast plains to the southern areas, eventually joining the Dwyka River.
These rivers support the diversity of vegetation with patches of grass, shrubs, bushes, and tall Karee and Sweet thorn trees along the banks of the dry rivers. An abundance of shrubs with high nutritional value like bieto (chrysanthemoides monilifera) and granaat bush (rhigozum obovatum) are included in the diverse vegetation. `
Due to this balanced habitat system, there is a perfect balance in terms of a diversity of naturally available food for both browsers and grazers, heaven for kudu and springbuck! Some roaming kudu occur, together with approximately 40 springbuck and 30 blesbok, and all thrive in this harsh climate. Small antelope like duikers, steenbok and klipspringer are evidence that the farm enjoys a good conservation status. The farm has exceptional nocturnal life, the sounds of which add to the peaceful atmosphere.
There is a rich ecosystem where natural game species roam freely. Here one can enjoy the prolific natural scenery in this untamed wilderness, feeling at one with the serene surroundings, tranquillity soothing the soul.
Driving, mountain biking or hiking through this farm offers an exciting safari experience.
Both summer and winter rainfall occur in this area. The long-term average is approximately 150mm per annum. The carrying capacity is 1:36 LSU and it is a typical sheep producing area.
The farm perimeter is duly fenced with jackal-proof netted fencing. The 7 inner camps have normal stock, 7 string fencing which is well-maintained throughout.
Adequate water, pumped from various boreholes by 3 windmills and 2 solar pumps, secure a constant water supply to the respective water drinking troughs spread throughout the farm. The dams are not in good repair.
The only building is a stone shed with corrugated iron roof.
A network of tracks is spread across the farm.
For sale at R7,5 million as a going concern. The seller is a VAT vendor.
