MATJIESFONTEIN: Irrigation and livestock farm
SOLE MANDATE
This 3186-hectare winter rainfall farm is nestled between the towns of Touwsriver and Matjiesfontein, an area known for its abundance of good quality water.
The farm has ample water, and agricultural activities include the production of onion seed, carrot seed and fodder for livestock. The climate and quality of the water is highly suitable for producing various agricultural products, including lucerne, maize, oats, barley, potatoes, and various cash crops.
The 60-hectare irrigation acreage is well established, and excellent annual production is obtained in this deep good quality sand-loam soils. There are no stones or clay in the soil.
Water usage rights are registered on some boreholes, and water is obtained from 6 boreholes. The capacity of the boreholes is as follows: 3 supply 50,000 litres per hour, each, 1 supplies 25,000 litres per hour, 1 supplies 20,000 litres per hour and 1 supplies 10,000 litres per hour. All are fitted with submersible pumps. A 6,2-hectare centre pivot as well as numerous permanent sprinklers are used to irrigate all the irrigation areas.
Electricity is supplied by one 50kWh Eskom transformer, while the 160 solar panels (500 kW hour at 5,300 hour per kW with a 40-kWh transformer) attached to the Eskom system help to substantially reduce the electricity bill. A 5,5 km step-down/step-up line transfers the electricity to all the irrigation pumps. This also reduces costs.
Infrastructure includes 3 silos, each with a 10-ton storage capacity, and a 200 squares meter shed with 550 squares meter lean-to and workshop. Seed can also be dried in the dry tunnel. These buildings are in good repair. The living apartment consists of an open plan bedroom, braai area, kitchen, and lounge as well as bathroom. There are 3 labourer cottages.
The natural veldt is utilised for grazing by cattle and sheep. Currently 500 ewes and 30 cattle are kept. The perimeter fencing, as well as one section of the mountainous area perimeter is all jackal-proof. The 8 inner camps, and accompanying sheep and cattle handling facilities, are in good repair.
A windmill and 2 fountains supply drinking water for the livestock.
Farms of this nature, boasting so much quality irrigation water, are very seldomly put on the market in the Karoo region.
The farm consists of one title deed and is sold as a going concern.
For sale at R12,000,000.00, excluding VAT. The seller is a VAT vendor.
