CLANWILLIAM: Large farm with irrigation

SOLE MANDATE

This distinguishing 8568-hectare farm is idyllically situated at both sides of the Doring river gorge. Situated about 130 km from Clanwilliam or 120 km from Calvinia.

The farm is a typical winter rainfall farm with 26-ha irrigation lands suitable for the production of fodder or lucerne and the existing half a hectare olive grove. Water to irrigate these acreages is obtained from a perennial pool in the Doring river or perennial spring (servitude). A solar system supplies electricity a sprinkler irrigation system irrigating 8-hectare of a lazered alluvial soil acreage.

Farming in this area consists predominantly of livestock like cattle, sheep and game farming. Lucerne does extremely well in the sandy-loam soil in this warm dry climate and offers quality feed for animals in the dry season. Water usage rights are not registered.

The topography is rugged with mountainous areas, cliffs, undulating hills, vast flat areas on the plateaus outside the gorge. Sometimes the Doring river is flowing strongly after rainfall in the upstream areas like the Koue Bokkeveld, Ceres Karoo en Tankwa Karoo areas. The Doring river traverses about 12km through the farm.

Vegetation consists mainly of natural Karoo-like scrubs, succulent Karoo, patches of various grasses, dense riverine thicket, mainly Acacia thorn and Karee trees. Kudu and Eland heaven! A special feature and additional food supply of the farm is the 12 km of Doring river that traverses the farm.

A spacious homestead (original built the 1960`s) boasts with wooden floors, 5 bedrooms, 2 bathrooms and all the elements for a convenient lifestyle. The lounge area has a fireplace for those cosy winter nights. This is a house of rare distinction that needs to be viewed to be fully appreciated. The lower level offers two garages. The outside braai area is ideal for entertainment and get-togethers. Fresh drinking water for household purposes is obtained from a perennial spring. Drinking water for livestock is in the river, some fountains in the mountains, earth dams and a borehole fitted with a windmill. Fencing and infrastructure are in good repair.

Rainfall occurs mainly during the winter months with an average of 250mm - 300mm precipitation measured annually.
